A brand-new house with no internet feels absurd, and it is one of the most common reasons people rent a router from us. The fibre is usually in the ground. The problem is that nobody has switched it on yet.

Why new builds wait

• The connection is built, not activated. Developers install ducting and often fibre to each plot, but the network provider activates it in batches, sometimes weeks after the first residents move in.
• The estate may be served by one provider. Many new estates are wired by Openreach, but some are served by a single alternative network, and you cannot order from anyone else until they are live on the site.
• Address databases lag. A new postcode or plot can be missing from a provider's system for weeks, so the order cannot even be placed.

What to do

Find out who serves the estate

Ask the site office or your solicitor's completion pack which network provider wired the development, and check that provider's site with your new postcode. If the postcode is not recognised yet, that alone tells you to expect a wait.

Order as early as they will let you

Place the broadband order the moment the address is recognised, and take the install date as an estimate. Then plan for the gap rather than hoping there will not be one.

Bridge it with a 5G router

Order by 2pm on the working day before you get the keys and the router arrives the next working day. Plug it in by an upstairs window and the house is online from the first night. Extend a week at a time if the activation slips, and post it back free when the fibre finally goes live.

No electricity on day one?

The router is mains-powered, so it needs the supply to be on. If your electricity account is lagging the keys, use the router at your current address for those days and carry it over, or hire a pocket MiFi for the gap.

Questions people ask

Can I get fibre installed faster on a new build?

Usually not; activation is done by the network provider in batches. Ordering the moment the address is recognised is the only lever you have.

Will 5G work on a brand-new estate?

What happens when my fibre goes live?

Post the router back free with the QR code on the card in the box. The rental stops when Royal Mail accepts it.
